Developer not responding on your off plan unit in Dubai? Australian buyers: build a paper trail across time zones, then escalate to the DLD or a lawyer.

Short answer

  • Developer not responding on your off-plan unit in Dubai? Australian buyers have a documented path: written notice, registry checks, DLD conciliation, then a lawyer.
  • Put every message in writing and show the Dubai clock (UTC+4) beside your own.
  • The DLD's Dubai REST app shows project status, completion percentage and escrow details, whether or not the developer answers.
  • The DLD can try an amicable settlement but cannot cancel your contract.
  • A sudden reply from a new email address asking for payment to a new account is a red flag: call your bank and report to Scamwatch.

Developer not responding on an off-plan deal in Dubai: Australian buyers' first move

Silence is information, but not proof of anything yet. Start by checking the official record, then make your own record of every attempt to reach the developer.

Your contract with the developer, the SPA, normally names a notice address. A letter sent there carries more weight than a chat message to a salesperson.

Branch 1: a short silence, under two weeks

Resend in writing and widen the channels. Email the address in your SPA, copy the customer service address on the developer's website, and keep the sent copy.

  1. Write one clear email

Give your unit reference, the question and a reply-by date, stated in Dubai time.
  2. Time the send

Dubai's working morning is a Sydney or Melbourne afternoon: 6 hours ahead on standard time, 7 under daylight saving. Perth sits 4 ahead, so a Perth midday send arrives at 08:00 in Dubai.
  3. Log every attempt

Record date, channel and outcome. A spreadsheet is enough; screenshots of calls help.

Branch 2: a long silence, but the project is active

When you can't reach the developer, Australia investors can still reach the registry. The Mashrooi screen in Dubai REST, the Dubai Land Department (DLD) app, lists the escrow account and inspection details for the project, per the DLD's own guide.

Overseas buyers without a title deed sign in through UAE PASS, registering as a Visitor with their passport.

Then send a formal letter. Cite the SPA clause, list your unanswered messages and set a deadline. If the silence concerns registration of your sale, the DLD's Real Estate Registration Assurance section accepts applications from investors.

Branch 3: the developer stays silent after a formal letter

Escalation moves to Dubai bodies. The DLD can attempt an amicable settlement between developer and buyer, and a settlement it approves is binding under Executive Council Resolution 6 of 2010, Article 14, as reported by Khaleej Times.

Ending the contract is beyond the DLD's powers; that request belongs to the real estate court, or to an arbitrator if the SPA names one. Compare the routes in where an off-plan dispute goes from Australia, or, if the label now reads cancelled, the refund route for Australia investors.

When a reply finally arrives from a new address

Unexpected contact asking for money needs extra care, especially from a new email domain or with a "new" bank account.

Can't reach the developer: support from Australia

Your own government can point you to lawyers, not act for you. DFAT staff stay out of private commercial disputes, but the Consulate-General in Dubai keeps a July 2026 roster of local practitioners, endorsing none.

If the silence followed a date change, read comparing a new handover date with your SPA. The general explainer is developer not responding in Dubai; all Australia pages are on the hub for Australian buyers. See what the public record shows before escalating.

Silent developer: questions from Australia

What should I do if a Dubai developer is ignoring emails from Australia?
When a Dubai developer ignores emails from Australia, write once, formally, to the SPA notice address with a reply-by date, and log it in both time zones. Check Dubai REST meanwhile. If nothing comes back, the DLD can attempt conciliation and a UAE lawyer can weigh court or arbitration.
Can't reach the developer in Dubai: what can Australia investors check alone?
Australia investors who can't reach a Dubai developer can still read the project file themselves. Dubai REST displays the status label, escrow account and inspection details. Without a title deed, sign-in runs through a UAE PASS Visitor account opened with a passport.
Can the DLD force a silent developer to respond?
The DLD can invite a silent developer into conciliation, and any settlement it approves binds both parties. What it cannot do is end the contract for the buyer. Termination and compensation are for the Dubai Courts, or an arbitrator where the SPA provides.
Will the Australian consulate contact the developer for me?
No. Under DFAT's standard consular rules, the Australian consulate in Dubai stays out of commercial disputes and gives no legal advice. What it offers is a roster of Dubai and Northern Emirates lawyers, updated July 2026, with no recommendation attached to any name.
