Dubai handover date changed: a checking routine for off-plan buyers in Canada

Handover date changed on your Dubai off-plan unit? Buyers in Canada can check the new completion date in Dubai REST and line it up against the SPA.

Short answer

  • There are three dates to compare: the anticipated completion date in your SPA, the projected completion date in the Dubai Land Department's records, and whatever the broker told you.
  • Dubai REST's Project Status (Mashrooi) service shows the projected completion date, completion percentage, last inspection date and site photos.
  • RERA periodically asks Dubai developers to update the expected completion date and completion rate, so the registry figure can change between checks.
  • No verified Dubai rule obliges a developer to notify each buyer of a revised date; check the record yourself.
  • If the unit was marketed to you in British Columbia, BCFSA can investigate complaints about that marketing.

A handover date changed by email, a new completion date mentioned on a call: for off-plan buyers in Canada, the first job is to find out which date is official. Dubai has one public reference point, the Dubai Land Department (DLD) record, and your contract sets the legal benchmark.

How do you check a changed handover date on a Dubai off-plan unit from Canada?

Open the DLD's Dubai REST app and read the projected completion date in Project Status (Mashrooi). That registry entry, rather than the developer's newsletter, is the figure to compare with your Sale and Purchase Agreement (SPA), the signed contract that fixes your anticipated completion date.

Registry check

The DLD website also lets you look up completion percentage and status by plot number, project number or project name, according to its FAQ.

Which new completion date counts for Canadian buyers?

The SPA date is the contractual one; the registry date shows where the project officially stands today. A broker's verbal estimate has no standing in either.

Many SPAs let the developer extend the anticipated completion date, often by 12 months, according to Afridi & Angell. Read the extension and force-majeure wording before reacting to a new date.

What if the date in Dubai REST differs from the SPA?

A gap between the registry date and the contract date is a fact worth putting in writing. It is not, by itself, proof of breach.

Building the comparison

RERA, the DLD's regulatory arm, asks developers to update expected completion dates and completion rates. If the technical report is more than three months old, the developer pays a technical report fee, according to the DLD FAQ.

What did the broker say, and does BC law reach it?

If the project was promoted to you in British Columbia, a provincial rule may apply. BCFSA says the Real Estate Development Marketing Act (REDMA) "governs the marketing of development properties located anywhere in the world."

BCFSA cannot enforce your rights as a purchaser, but it can investigate complaints and act against the developer. Keep brochures, seminar handouts and messages that state a completion date. Outside BC, no comparable rule appears in our sources, so keep the same records in case you need a UAE-qualified lawyer.

How should you timestamp messages across time zones?

Write both clocks into every message about dates. The UAE runs on UTC+4 all year; Toronto is 8 hours behind it until 1 November 2026 and 9 hours after that, while Vancouver, now on permanent Pacific time at UTC−7, sits 11 hours behind all year.

A screenshot taken at 20:00 in Vancouver is already 07:00 the next day in Dubai. Label files with the Dubai date so a UAE reader sees the same day you do.

Next steps: what to do while the project is late, whether compensation is owed, the global guide to a changed handover date and the Canadian buyers' hub. You can also look up a project's official dates before each instalment.

Does a Dubai developer have to tell me when the handover date changes?
No verified Dubai rule requires a developer to notify each buyer individually of a revised handover date. RERA does ask developers to update the expected completion date in the DLD's records. Buyers in Canada should check Dubai REST themselves every month and save a dated screenshot of the projected completion date.
Where can Canadian buyers see the new completion date in Dubai?
Canadian buyers can see the new completion date in the Dubai REST app under Project Status (Mashrooi), which shows projected completion, completion percentage and inspection details. Login from abroad usually needs a UAE PASS Visitor account created with a passport. The DLD website also offers a project status lookup by name or number.
Is a later date in Dubai REST a breach of my SPA?
A later projected date in Dubai REST is not automatically a breach of the SPA. Many SPAs let the developer extend completion, often by up to 12 months, and force-majeure clauses may apply. Compare the registry date with the contract's extension wording, then ask a UAE-qualified lawyer if the gap exceeds it.
I was sold the unit at an event in Vancouver. Who can I complain to?
For a Dubai unit marketed in British Columbia, BCFSA says REDMA governs the marketing of development properties located anywhere in the world. BCFSA can investigate complaints and take action against the developer, although it cannot enforce purchaser rights. Keep the brochures and messages that stated the completion date.
